奥克兰最新房产CV出炉:顶级豪宅价值升降互现

奥克兰部分顶级豪宅最新CV变化如下:

  • 上升:

房产经纪人:CV无法反映豪宅真实价值

Based on Auckland’s newly released rating valuations (CVs), the city’s most expensive houses have seen a mix of increases and decreases in value. There is no uniform trend for the top end of the market.

While residential properties in Auckland saw an average drop of 9% in their CV, the city’s “trophy homes” have experienced varied results.

Here are the changes for some of Auckland’s top-valued properties:

  • Increased Value:

    • The former Hotchin mansion in Orakei, Auckland’s most expensive home, saw its CV jump by $14.5 million to $72.5 million.
    • A Waiheke Island home owned by Mainfreight chairman Bruce Plested rose by $9 million to $41 million.
    • The former Dotcom mansion in Coatesville, owned by the ZURU Toys billionaires, increased its CV by $1.2 million to $40.5 million.
  • Decreased Value:

    • Billionaire Graeme Hart’s estate in Glendowie had its CV drop by $4 million to $48 million.
    • Government House in Epsom saw its valuation fall by $2 million to $39 million.

It is important to note that real estate agents specializing in high-end properties argue that these CVs are often irrelevant to the actual market value. They emphasize that factors like premium views, sunlight, and high-spec renovations—which are not always captured by the council’s valuation models—are what truly determine the sale price for these unique homes.
