1. 复苏的早期阶段正在向更多郊区蔓延
我们上周发布了对郊区中位房产价值的最新观察——市场地图——显示 188 个地区在截至 9 月份的三个月内至少上涨了 0.5%。截至 6 月的三个月内，这一数字仅为 71。换句话说，新出现的增长迹象正在扩展到更多郊区，“领跑者”包括奥克兰和惠灵顿的部分地区，例如 Howick、Otara、Stonefields、Newlands, Southgate。我仍然相信，按照过去的标准来看，经济复苏将是微弱的（例如，由于“长期较高”的抵押贷款利率），但有证据表明，经济复苏至少已经开始，这一点正变得越来越清晰。

2. 首次置业者仍是关键力量
与此同时，最新的CoreLogic买家分类数据显示，8月份首次购房者(FHB)约占房产购买量的27%，创历史新高。显然，目前 FHB 来自其他买家群体（例如抵押投资者）的竞争有所减弱，房价也比 2021 年大幅下降。他们还受益于各种支持，例如 KiwiSaver 提取押金（或按至少部分）、首次置业补助金和贷款，以及通过银行 LVR 速度限制获得低存款融资的能力。
相比之下，自住业主（搬家者）和抵押多业主的搬迁按照他们的标准来看仍然相当安静。公平地说，他们仍在购买——只是不像过去那么频繁。特别是在抵押 MPO 的情况下，不难看出其中的原因，其中包括租金收益率低、抵押贷款利率高、存款要求高，以及出于税收目的分阶段/取消抵押贷款利息扣除。
3. 租金上涨
人们成为首次购房者的部分动机（推动因素）也可能是租金的重新增长。根据新西兰统计局的流量指标（与新租约相关），截至 8 月份的一年中，租金上涨了 6.2%，这是 16 个月来最快的涨幅，较 2022 年底的不到 1% 的数字大幅上涨。相对于收入来说已经很高了，这一阶段的租金上涨将有其局限性，但由于供需看起来相对紧张（租金空置率较低），未来可能还会进一步上涨。

4. 净流入人口仍然很高
反过来，移民的激增可能会支撑租金的快速增长。按净值计算，7 月份新增人口约 5,800 人，反映了新居民的大量流入减去新西兰公民历史最高的流出量，使全年总人口达到约 96,200 人。这是至少 20 年来的最高水平。现在，这些数字可能会被修改。但很明显，我们最近的人口大幅增长，其中相当一部分可能已经转移到租赁行业，至少在一开始是这样。这也往往会支撑房价。

5. 短暂摆脱衰退？
